About Northern Liberties
Wikipedia notes that Northern Liberties’ housing is primarily rowhouses, that it has attracted much new residential development in the 21st century, and that a Northern Liberties Historic District was created in 1985.
Chimney questions that come up here
Taller new buildings beside older rowhomes are exactly the situation L&I Regulation B-3307.1.1 covers: if the new building rises above your roof within 10 feet of your chimney or vent, the builder must offer to extend it. If your house is on the Philadelphia Register, chimney masonry, flashing and vents also need Historical Commission review.
What a contractor will usually check
- What the chimney serves (furnace, boiler, water heater or fireplace) and whether each appliance has a proper flue
- Liner condition, usually with a camera during a Level II inspection
- Crown, cap and flashing, where most chimney leaks start
- Mortar and brick on the stack above the roof
See typical prices in the cost guide and the permit rules in the rules guide.
