What moves the price

  • Height and roof access. HomeGuide lists roof height and pitch among the main factors in liner labor.
  • Number of flues and connections. Each appliance needs its own sealed connection; multi-flue chimneys take longer.
  • Stack condition. Masonry may need repair before a liner goes in.
  • Removing the old liner. HomeGuide lists $250–$800 to remove a steel liner and $500–$2,500 for clay tiles.
  • Permits. See the rules page for Philadelphia’s mechanical permit fees.

Getting comparable quotes

Ask each contractor to write down the inspection level they did, liner material and diameter, whether insulation is included, cap and top plate, removal of the old liner, permits and warranty. HomeGuide suggests itemized written contracts and avoiding large upfront payments.
